The Maintenance Supervisor position is at Renaissance at Peachers Mill.

Responsibilities:

  • Supervise and coordinate daily maintenance operations.
  • Perform repairs in HVAC, plumbing, electrical, and general carpentry.
  • Manage unit turnovers and ensure timely completion.
  • Maintain inventory of tools and supplies.
  • Utilize property management software to track work orders, inspections, and maintenance logs.
  • Ensure compliance with safety standards and company policies.
  • Respond to emergency maintenance requests as needed.
  • Collaborate with management to prioritize tasks.
  • Maintain accurate logs and records required by local, state, and federal laws.
  • Evaluate maintenance reports and projects to determine residents’ work orders or repairs that need to be performed or delegated to the maintenance team for completion.
  • Complete weekly preventative maintenance assessments.
  • Maintain maintenance procedures, schedules, and supplies related to projects, shop inventory, make-ready units, and amenities.
  • Ensure maintenance work orders and repair work are completed correctly and in a timely manner by maintenance teams.
  • Ensure work orders completed daily are closed out in the maintenance facility program for accurate data collection.
  • Assist with departmental budget estimates and costs of specific repair projects.
  • Participate in monthly safety meetings and maintenance calls.
  • Perform other related duties as assigned.
  • Create a working relationship with outside vendors.
  • Maintain operational knowledge of employer safety policies and procedures.
  • Assist with hiring and training maintenance department staff.
  • Assist in organizing and overseeing the schedules and work of maintenance staff.

Required Skills/Abilities:

  • Knowledge of systems such as plumbing, electrical, and HVAC.
  • Excellent analytical and problem-solving skills.
  • Ability to identify issues and determine repairs that are needed.
  • Ability to plan maintenance schedules for preventative maintenance.
  • Excellent management and supervisory skills.
  • Proficient with Microsoft Office, email, and other programs used for efficiency.

Physical Requirements:

  • Must be able to diagnose building issues and plan repairs or maintenance.
  • Must be physically able to perform repairs when needed with or without accommodation.
  • Potential periods of sitting at a desk and working on a computer.
  • Must be able to lift 25 pounds at a time.

Requirements:

  • HVAC certification required. Universal certification preferred.
  • Two or more years of apartment maintenance experience.
  • Working knowledge of tools, common appliances, and devices.
  • General knowledge of building codes and laws applicable to maintenance and repair work.
  • High school diploma or equivalent.
  • Ability to complete required documentation of work performed on a daily basis.
  • Must have a valid driver’s license.
  • Must pass a background check and drug screening.
  • On-call rotation required.

The Maintenance Technician position is at Paddock Place.

Responsibilities:

  • Respond to resident work orders, including leaky faucets, door hinges, and locks.
  • Repair and unclog toilets, sinks, bathtubs, showers, and exterior drains.
  • Install and repair wires, plugs, and switches.
  • Repair broken or damaged items.
  • Assist in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Complete documentation and other paperwork in a timely, accurate, and complete fashion so service requests can be appropriately documented for internal reports.
  • Assist in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
  • Maintain accurate documentation of required community logs for regulations.
  • Attend monthly safety meetings performed by the Property Manager.

Qualifications:

  • Pre-employment drug screening and criminal screening required.
  • A valid driver’s license is required.
  • The Maintenance Technician, while performing the job, will be required to stand, walk, crouch, bend, and lift objects regularly throughout the day.
  • Frequent standing and use of arms and legs required.
  • The position requires the ability to physically lift 10 or more pounds on a regular basis with or without reasonable accommodation.
  • CLK requires weights exceeding 50 pounds to be accomplished with assistance from one or more people.
